Holiday fun at Tracy Hills

Tracy Hills kicked off the holiday season with a jolly good time in early December that helped brighten spirits and spread holiday cheer across the community.

Our Sleigh Full of Fun homeowner event at the Tracy Hill’s Welcome Center was enjoyed by families and residents of all ages. The evening event provided just the right amount of winter chill so neighbors could bundle up –and get warmed up – with delicious treats and steaming hot cocoa.

The festive night also included family photos with Santa Claus and a laser light display that delighted all. We appreciate everyone coming out to enjoy our annual event. Happy holidays from all of us at Tracy Hills.

Tracy Hills Continues to Grow

Exciting things are happening at Tracy Hills, including the expansion of the community in its new phase!

As part of the milestone, a street dedication ceremony was held in late October. Attending dignitaries included City of Tracy Mayor Nancy Young, Representative Josh Harder and Gurtej Atwai and Raj Singh with Sikhs of Tracy, all celebrating the new Singh Lane that is paving the way for an exciting future at Tracy Hills. Guests enjoyed refreshments and learned about the newest phase at Tracy Hills, including four new neighborhoods by the highly acclaimed builder Lennar.

Sales are now underway at the Parklin and Sunhaven neighborhoods at Tracy Hills. Parklin is a collection of 69 single-family homes that range in size from 2,173 to 2,688 square feet. Our Sunhaven neighborhood is a collection of 64 spacious one- and two-story single-family homes that range in size from 2,502 to 3,543 square feet and provide residents with four to five bedrooms and three to three-and-one-half bathrooms.

In September, we sponsored the Wine Stroll, which was voted one of Tracy’s best events. Participants enjoyed the lively atmosphere of downtown Tracy as well as wine samples, food and great music, and were given free swag bags that we provided.

In celebration of Halloween, we sponsored the Candy Crawl, which brought over 4,500 community members to downtown Tracy—including 2,500 kids (in some amazing costumes!) that enjoyed free candy handed out by merchants.

Many of our residents have commented on how much fun they have when they visit downtown Tracy, and we couldn’t be happier to support Tracy City Center Association and its revitalization of downtown Tracy.

Tracy Hills celebrates groundbreaking of Corral Hollow Elementary School

Tracy Hills is about to get a whole lot smarter thanks to a brand new elementary school on the horizon! Last year, Tracy Hills celebrated the groundbreaking of Corral Hollow Elementary School, a new K-8 school. That means construction has started on an investment in your kids’ futures and the newest addition to the Jefferson School District—the first school built in Tracy since 2008.

Convenience is king at Tracy Hills—this open-air campus’ central location is proof of that. Situated on-site and within easy reach of the Welcome Center, Corral Hollow Elementary School will offer your young ones a chance to learn, wonder, discover and grow in modern surroundings, from kindergarten through eighth grade. Homeowner Spotlight | Meet the Jalwal Family

In 2020, Babita and Nitin were ready – more than ready – to move out of their one-bedroom apartment and into a brand new, upsized life.

“When we visited the model houses at Tracy Hills, we found them [filled] with advanced security features and equipment, spacious rooms and nice big yards, amenities and parks for the kids.”

The home they discovered in the Amber neighborhood checked every box for their family of four and before they knew it, they’d really upgraded their lifestyle.

Their four-bedroom home lets everyone stretch and spread out.

“[The move] was a huge change for us. The feeling of calling this our house is incredible and beautiful. We decorated and set it up the way we wanted, and it feels very cozy,” says Babita.

A Celebration of 3 Parks at Tracy Hills

The City of Tracy Parks & Recreation Department recently held a ribbon-cutting ceremony to celebrate three of Tracy Hills’ new city parks in phase one: Tracy Hills, Greymont and Starcross. Attended by city officials and residents of Tracy and Tracy Hills, the ceremony included a ribbon cutting, light refreshments and presentations by Mayor Nancy Young, Parks & Recreation Department Director Brian MacDonald and Tracy Hills’ Vice President of Entitlement John Palmer.

All three parks, while unique in their own ways, include large open lawn areas for group sports practice, shade structures, picnic tables, barbecues and restrooms. The parks offer residents of Tracy Hills and the surrounding community places to gather, play, exercise and, above all, have fun.

Tracy Hills Park

Entering the community off Corral Hollow Road, the first park you’ll come to is Tracy Hills Park. It features fun farm-themed playground equipment, including a tractor play structure. This park is the place where residents come together the most—especially starting in 2021 when spending time together outside became the focus of most gatherings. Some of the most popular activities at Tracy Hills Park include flag football for kids, regularly scheduled food trucks and an annual Easter egg hunt.

Greymont Park

Greymont Park, located off Tracy Hills Drive, includes sports-themed playground equipment, walking paths and a large turf area for organized sports practice, including soccer, football and baseball.

Starcross Park

Off the second roundabout along the AKT trail and within the Vantage neighborhood sits Starcross Park. The park features great views of the city and includes a very popular basketball court and nature-themed play equipment.

Did you know that once completed, Tracy Hills will include over 80 acres of parks? Green spaces are important, and we’re proud to provide places for people to come together and enjoy the outdoors. In fact, each neighborhood at Tracy Hills was planned to be within walking distance to a park, including a trail system within the community that links all the parks!

Award highlights our commitment to Tracy

In early March, the Tracy Chamber of Commerce hosted its 60th annual Chamber Awards Gala, themed “Fire and Ice,” at the Tracy Community Center, where Tracy Hills was awarded Business of the Year. It was an honor for both the community and Tracy Hills team members, many of whom are longtime residents of the region and not only involved but invested in Tracy.

This award was not just about what makes Tracy Hills so special, but also the path it’s taken to get to where we are today. We’ve always been intentional with building the community for the greater good and with purpose. Did you know that Tracy Hills has been 30 years in the making and was once an underutilized piece of land on the south side of Tracy? Calling all backyard farmers!
New community garden now under construction

Ever dreamed of planting and growing your own vegetables? How about an herb garden with basil or oregano that you can pick and use for dinner that same night? Or maybe you prefer the beauty and fragrance of flowers. Imagine a fresh bouquet picked right from your own garden and on display in your living room.

Well, we have great news to announce for Tracy Hills residents! The construction of our community garden has started and is to be located next to the dog park.

At just over 2,000 square feet, the garden will include approximately 95 raised beds with irrigation. Designed by Forma and built by Green Valley Landscaping, the areas surrounding the raised beds will be partially maintained by the HOA, while Tracy Hills homeowners will be responsible for maintaining their own beds (yes, you’ll need to pull your own weeds and throw away any trash)! There will be a very small fee attached for the HOA’s management of the garden area.

Want to plant a variety of things every season? Let your imagination grow! Plant your favorite carrots, lettuces, herbs or flowers, then pluck them out when they’re ready to eat or be harvested.

Be sure to be on the lookout for a grand opening event, too, once construction is complete.
