Tracy Hills: a strong community leader

One of the many benefits of living at Tracy Hills is its proximity to thriving, bustling downtown Tracy, where residents can enjoy entertainment, shopping and dining.

Driving the revitalization of downtown Tracy is the Tracy City Center Association. Through partnerships, sponsorships and fun events, this organization boosts the economic well-being of the city’s residents, employees, businesses and property owners—and creates a buzz about all there is to do in downtown Tracy.

That’s why Tracy Hills is delighted to be the main sponsor of numerous fun events the organization produces throughout the year in downtown Tracy. In September, we sponsored the Wine Stroll, which was voted one of Tracy’s best events. Participants enjoyed the lively atmosphere of downtown Tracy as well as wine samples, food and great music, and were given free swag bags that we provided.

In celebration of Halloween, we sponsored the Candy Crawl, which brought over 4,500 community members to downtown Tracy—including 2,500 kids (in some amazing costumes!) that enjoyed free candy handed out by merchants.

Many of our residents have commented on how much fun they have when they visit downtown Tracy, and we couldn’t be happier to support Tracy City Center Association and its revitalization of downtown Tracy.

Homeowner Spotlight | Meet the Jalwal Family

In 2020, Babita and Nitin were ready – more than ready – to move out of their one-bedroom apartment and into a brand new, upsized life.

“When we visited the model houses at Tracy Hills, we found them [filled] with advanced security features and equipment, spacious rooms and nice big yards, amenities and parks for the kids.”

The home they discovered in the Amber neighborhood checked every box for their family of four and before they knew it, they’d really upgraded their lifestyle.

Their four-bedroom home lets everyone stretch and spread out.

“[The move] was a huge change for us. The feeling of calling this our house is incredible and beautiful. We decorated and set it up the way we wanted, and it feels very cozy,” says Babita.

As they’ve settled in, the perks of living in Tracy have really solidified their love for the community. Getting to their office in Pleasanton via the nearby 580 freeway is a breeze – an effortless commute in the busy Bay Area? Nearly unheard of! The family also loves visiting tons of local haunts, including some of the town’s best Mexican and Indian restaurants. In other words, all the deliciousness they could ask for, right at their fingertips.

With their friendly neighbors quickly becoming their newfound BFFs, event planning has come naturally.

“We often catch up with our neighbors, friends and organize potlucks, baby showers and birthday parties together. We paint, bake cakes and make popsicles, too.”

Babita adds that the big driveway and ample parking spaces are a huge plus for all her invited guests. There’s never a traffic issue!

The kids, Rey and Nysha, are big fans of the big backyard.

“It gives us extra private space for playing, painting and large gathering set-ups.”

The kids spend oodles of free time kicking around the soccer ball and hosting their neighborhood pals.

When the group gets a little restless, they’re able to take strolls around the community, visiting the pool and The Market.

“We’ll easily pick up some drinks and food,” says Babita.

At Tracy Hills, they’ve been able to get the most out of this chapter – they have upsized their space, their free time, their amenities and their lives.

You, too, can add so much more to your lifestyle! Come by and tour our neighborhoods. Our Welcome Center is open daily from 10am to 6pm and 2pm to 6pm on Wednesdays. Meet Angelica and Ray:
Tracy’s Homegrown Homeowners

For homeowners Angelica and Ray, life at Tracy Hills is as serendipitous as it gets.

“We actually came in to view models for design inspiration for the house that we lived in right before we moved to Tracy Hills. I fell in love with the plans that they had in place for the community.”

And the rest just fell into place. Surrounded by uplifting hill views, this family’s Amber home, featuring an expansive backyard as well as endless amenities, allowed this family to live larger. From crowded streets and tight living spaces to a community of spacious homes and yards built for kid-sized imaginations—Tracy Hills offered this young family a path to upsize their everyday lifestyle to one that offered more. More space. More life. More excitement. And more choice too.

At Tracy Hills, you can choose respite from the hustle and bustle of city life while taking advantage of easy convenience at the same time—all because the 580 freeway and ACE train are just minutes away. And for this on-the-go family, Tracy Hills’ ideal location makes all the difference.

“My husband really appreciates the quick jump to the freeway for his commute! We’re also planted in a perfect part of California—we’re just a couple of hours from the beach and big state parks.”

And when Angelica and Ray aren’t hiking or traveling to new places, they’re getting the most out of life right where they are thanks to Tracy Hills’ amenities and exclusive community events.

During warmer days, you’ll either find Angelica and Ray with their son Noah having a splash at the community pool or running around the local playground. While Noah can’t get enough of Tracy Hills’ kid-friendly lifestyle, their three dogs—Sophie, Max and Stella—feel the same way about the in-house dog park. A lifestyle as people-friendly as it is pet-friendly? Yes, please! Meanwhile, their cat, Stormie, is happy living her best life lounging at their spacious home at Amber.

And when Ray has his way, pool and park days are often followed by a trip to Tracy Hill’s basketball court. As far as he’s concerned, there’s nothing like keeping active while practicing your buzzer beaters.

When the sun sets, there’s nowhere this family would rather be than their incredible Tracy Hills haven.

“At the end of the day, we love to unwind with a glass of wine by the fire pit in our backyard. And soon, construction on our backyard pool will be complete—we can’t wait for that!”

Tracy Hills’ innovative neighborhoods and endless amenities ensure that life here is quite simply—more.

A Celebration of 3 Parks at Tracy Hills

The City of Tracy Parks & Recreation Department recently held a ribbon-cutting ceremony to celebrate three of Tracy Hills’ new city parks in phase one: Tracy Hills, Greymont and Starcross. Attended by city officials and residents of Tracy and Tracy Hills, the ceremony included a ribbon cutting, light refreshments and presentations by Mayor Nancy Young, Parks & Recreation Department Director Brian MacDonald and Tracy Hills’ Vice President of Entitlement John Palmer.

All three parks, while unique in their own ways, include large open lawn areas for group sports practice, shade structures, picnic tables, barbecues and restrooms. The parks offer residents of Tracy Hills and the surrounding community places to gather, play, exercise and, above all, have fun.

Tracy Hills Park

Entering the community off Corral Hollow Road, the first park you’ll come to is Tracy Hills Park. It features fun farm-themed playground equipment, including a tractor play structure. This park is the place where residents come together the most—especially starting in 2021 when spending time together outside became the focus of most gatherings. Some of the most popular activities at Tracy Hills Park include flag football for kids, regularly scheduled food trucks and an annual Easter egg hunt.

Greymont Park

Greymont Park, located off Tracy Hills Drive, includes sports-themed playground equipment, walking paths and a large turf area for organized sports practice, including soccer, football and baseball.

Starcross Park

Off the second roundabout along the AKT trail and within the Vantage neighborhood sits Starcross Park. The park features great views of the city and includes a very popular basketball court and nature-themed play equipment.

Did you know that once completed, Tracy Hills will include over 80 acres of parks? Green spaces are important, and we’re proud to provide places for people to come together and enjoy the outdoors. In fact, each neighborhood at Tracy Hills was planned to be within walking distance to a park, including a trail system within the community that links all the parks!

Award highlights our commitment to Tracy

In early March, the Tracy Chamber of Commerce hosted its 60th annual Chamber Awards Gala, themed “Fire and Ice,” at the Tracy Community Center, where Tracy Hills was awarded Business of the Year. It was an honor for both the community and Tracy Hills team members, many of whom are longtime residents of the region and not only involved but invested in Tracy.

This award was not just about what makes Tracy Hills so special, but also the path it’s taken to get to where we are today. We’ve always been intentional with building the community for the greater good and with purpose. Did you know that Tracy Hills has been 30 years in the making and was once an underutilized piece of land on the south side of Tracy? We recognized its potential and developed Tracy Hills with the rolling hills of Tracy as the perfect backdrop.

Tracy Hills residents enjoy unsurpassed community amenities, including the recently unveiled Fire Station 95, the Resident’s Club with pool and new parks (our dog park is very popular with the pooches)! Plus, The Market offers residents a casual space to relax indoors or outdoors and grab-and-go grocery items.

We’re committed to building a great community for you, building a better Tracy…and a place you can call home!

Calling all backyard farmers!
New community garden now under construction

Ever dreamed of planting and growing your own vegetables? How about an herb garden with basil or oregano that you can pick and use for dinner that same night? Or maybe you prefer the beauty and fragrance of flowers. Imagine a fresh bouquet picked right from your own garden and on display in your living room.

Well, we have great news to announce for Tracy Hills residents! The construction of our community garden has started and is to be located next to the dog park.

Community Garden Planter

At just over 2,000 square feet, the garden will include approximately 95 raised beds with irrigation. Designed by Forma and built by Green Valley Landscaping, the areas surrounding the raised beds will be partially maintained by the HOA, while Tracy Hills homeowners will be responsible for maintaining their own beds (yes, you’ll need to pull your own weeds and throw away any trash)! There will be a very small fee attached for the HOA’s management of the garden area.

Want to plant a variety of things every season? Let your imagination grow! Plant your favorite carrots, lettuces, herbs or flowers, then pluck them out when they’re ready to eat or be harvested.

Be sure to be on the lookout for a grand opening event, too, once construction is complete.
