Kick Off the Summer at Tracy Hills’ Second Annual Homeowner BBQ  

It’s summertime and the living is easy. That means longer days, warmer nights and time to break out the grill!

We hosted our second annual summer kickoff event on June 11 with a good old-fashioned cookout for Tracy Hills residents. All the elements you’d expect from a neighborhood picnic were there. Smokin’ Yankees BBQ provided delicious fare, cold beverages were served, live music by the Sugar Bear Band on the lawn kept things rockin’ and rollin’ and kids got to make crafts just in time for Father’s Day.

It was a fun way to welcome summer and the perfect June Tracy Hills day.

A Celebration of 3 Parks at Tracy Hills

The City of Tracy Parks & Recreation Department recently held a ribbon-cutting ceremony to celebrate three of Tracy Hills’ new city parks in phase one: Tracy Hills, Greymont and Starcross. Attended by city officials and residents of Tracy and Tracy Hills, the ceremony included a ribbon cutting, light refreshments and presentations by Mayor Nancy Young, Parks & Recreation Department Director Brian MacDonald and Tracy Hills’ Vice President of Entitlement John Palmer.

All three parks, while unique in their own ways, include large open lawn areas for group sports practice, shade structures, picnic tables, barbecues and restrooms. The parks offer residents of Tracy Hills and the surrounding community places to gather, play, exercise and, above all, have fun.

Tracy Hills Park

Entering the community off Corral Hollow Road, the first park you’ll come to is Tracy Hills Park. It features fun farm-themed playground equipment, including a tractor play structure. This park is the place where residents come together the most—especially starting in 2021 when spending time together outside became the focus of most gatherings. Some of the most popular activities at Tracy Hills Park include flag football for kids, regularly scheduled food trucks and an annual Easter egg hunt.

Greymont Park

Greymont Park, located off Tracy Hills Drive, includes sports-themed playground equipment, walking paths and a large turf area for organized sports practice, including soccer, football and baseball.

Starcross Park

Off the second roundabout along the AKT trail and within the Vantage neighborhood sits Starcross Park. The park features great views of the city and includes a very popular basketball court and nature-themed play equipment.

Did you know that once completed, Tracy Hills will include over 80 acres of parks? Green spaces are important, and we’re proud to provide places for people to come together and enjoy the outdoors. In fact, each neighborhood at Tracy Hills was planned to be within walking distance to a park, including a trail system within the community that links all the parks!

Award highlights our commitment to Tracy

In early March, the Tracy Chamber of Commerce hosted its 60th annual Chamber Awards Gala, themed “Fire and Ice,” at the Tracy Community Center, where Tracy Hills was awarded Business of the Year. It was an honor for both the community and Tracy Hills team members, many of whom are longtime residents of the region and not only involved but invested in Tracy.

This award was not just about what makes Tracy Hills so special, but also the path it’s taken to get to where we are today. We’ve always been intentional with building the community for the greater good and with purpose. Did you know that Tracy Hills has been 30 years in the making and was once an underutilized piece of land on the south side of Tracy? We recognized its potential and developed Tracy Hills with the rolling hills of Tracy as the perfect backdrop.

Calling all backyard farmers!
New community garden now under construction

Ever dreamed of planting and growing your own vegetables? How about an herb garden with basil or oregano that you can pick and use for dinner that same night? Or maybe you prefer the beauty and fragrance of flowers. Imagine a fresh bouquet picked right from your own garden and on display in your living room.

Well, we have great news to announce for Tracy Hills residents! The construction of our community garden has started and is to be located next to the dog park.

At just over 2,000 square feet, the garden will include approximately 95 raised beds with irrigation. Designed by Forma and built by Green Valley Landscaping, the areas surrounding the raised beds will be partially maintained by the HOA, while Tracy Hills homeowners will be responsible for maintaining their own beds (yes, you’ll need to pull your own weeds and throw away any trash)! There will be a very small fee attached for the HOA’s management of the garden area.

Want to plant a variety of things every season? Let your imagination grow! Plant your favorite carrots, lettuces, herbs or flowers, then pluck them out when they’re ready to eat or be harvested.

Be sure to be on the lookout for a grand opening event, too, once construction is complete.

Getting Cozy at the Tracy Hills Winter Wonderland Carnival

What do fun and games, friends and family, and sweet and savory treats all have in common? The Tracy Hills Winter Wonderland Carnival—held in late February!

Approximately 200 Tracy Hills residents, families and children of all ages gathered at our Welcome Center to enjoy the winter-themed carnival that evoked the feel-good, small-town memories you enjoyed as a kid.

The carnival had everything residents needed to cozy up, be entertained and get into a festive winter mood—even snow (thanks to the snow machine)!

Everyone enjoyed classic carnival games like clown tooth knockdown, ring toss and roller ball. To keep everyone warm and full, delicious piping hot chocolate, cotton candy and popcorn treats were also served.

The Suburban Dream

When Swaapnika and her husband bought their first home in San Jose for $900,000, they found themselves squeezed into 1,000 square feet with three bedrooms and two bathrooms of shared space. But since it was close to Swaapnika’s workplace, she, her husband and their nine-year-old son had decided to make do…until the pandemic hit and everyone found themselves crowded together at home.

Suddenly, like so many others, the entire family was living, learning and working right on top of each other. Swaapnika and her husband realized that if the world were changing permanently, they would need to begin looking for a new home with more space to live, work and raise their family. And with that, they set out looking at Tracy Hills, San Ramon and Mountain House to see how much more home the same money could buy.

Tracy Hills didn’t take long to become a standout in the new homes market. The other new home communities just couldn’t match the price and offerings of this up-and-coming master plan. And when they laid eyes on Topaz, which came with one of the largest floor plans in the entire community and a huge primary bedroom that opened up to a spacious backyard, they knew they had found the place.

And with that, for the same amount they spent on a tiny and cramped home in San Jose, they upgraded to a 4,100-square-foot home with five bedrooms and three-and-one-half bathrooms. That’s an over 3,000-square-foot increase, and it included sprawling parks, resort-style amenities and frequent neighborhood activities that encourage friendship and connection and create memories.

Swaapnika plans to use the retreat area off the bedroom as an office, and her husband plans to convert the Next Gen® suite into a man cave and gym. Their son, who never could run and play with neighborhood kids in San Jose, now comes home, drops his bags and runs outside to meet his friends.

And because mom and dad have their own social group in Sunnyvale, Pleasanton and Dublin—they are closer to everyone and everything they love and excited for what’s coming next. The couple is looking forward to new retail and a brand new school that will eventually come to the area.

These days, there’s plenty of room for everyone to spread out. They have a leisurely life with all the comforts of home, including solar panels, energy-efficient appliances and parks to walk and explore. And even though they know that it’s not the size of the house but the happiness inside, they’re glad to have more of both at Tracy Hills.

Tracy Hills Delivers an Ounce of Bounce

There are houses—and then there are bounce houses. The Welcome Center was a busy place in November and that included a Bounce House Homeowner Event.

Tracy Hills residents got the chance to kick off their shoes and (literally!) jump right into the fun with their neighbors in bounce houses fit for residents of many ages.

All that laughing, jumping and bouncing made people hungry too. Residents enjoyed delicious, sweet treats, including cupcakes and cookies, then went back to bouncing.

It was a fun day of play and enjoyed by more than 200 residents. Thank you for participating. We look forward to more Bounce House Homeowner Events!

Tracy Hills Residents Give Back During the Holidays

The holidays are the season to give, and at Tracy Hills, our residents did just that in a big way.  

In November, we put the “giving” in Thanksgiving with our Second Harvest Food Drive, which encouraged Tracy Hills residents to donate food items at our drop-off barrels in the Welcome Center. Ranging from boxed meals and canned goods to dry pasta and rice, the Tracy Hills community came through with their food donations. We’re delighted that, through the generosity of our neighbors, we collected enough for 200 meals!  

In December, we continued with the theme of giving by participating in the Brighter Christmas of Tracy event, held by an amazing local organization that provides toys, food and necessities to Tracy families in need. Our own Toys and Essentials Drive was set up to accept donations at the Welcome Center, and you delivered! Unwrapped kids’ toys, books and new winter clothing piled up at the Center and were delivered to kids across the city via Brighter Christmas of Tracy.  

Our two events helped feed those in need, provided some holiday cheer and brightened up the season for those who needed it the most. Kudos, Tracy Hills residents, for showing your generosity.  

2nd Annual Home-Decorating Contest Lights Up Tracy Hills

Residents of Tracy Hills got into the holiday spirit during December thanks to our second annual holiday home-decorating contest.

Many joined in, turning their homes into winter wonderlands for the chance to win some amazing prizes while also delivering good holiday cheer to our community.

Residents let their creativity shine and brought their holiday visions to life through their festively decorated homes. Homes submitted to the contest were judged based on best holiday spirit, with The Home Depot® gift cards given to the top three. It was a hard decision by our judges – so many great decorations from all of you!

And the winners are…
